Tips for Selecting your Builder or Architect

Look for experience in the residential design that you are looking for. If you want an energy efficient home, use a green builder. If you want a custom home, you might not want to hire a commercial building contractor. If you want a Victorian home, you might not hire someone who specializes in log cabins.
Identify your own needs. What type of home do you want and need and how much can you spend? Talk to your banker.
Be clear about you really want. If you want hardwood floors, a sauna or a sunroom, make sure it’s communicated.
Go on site visits to look at homes built by the builders your are evaluating. Also visit their construction sites and see if you like how they work, or if their job sites are clean.
Ensure your builder or architect has the correct insurance for the company and its employees in the event of a loss or accident.
Warranties. Refrigerators and washing machines come with warranties. Certainly one of your largest investments should also have a warranty. Ask for a written and insured warranty, not just a promise from the builder to perform.
Check references. Builders usually have past clients, real estate professionals and suppliers who have provided references. Ask those hard questions.
